Leeds is a diverse city, as we all know, with equally diverse property prices and, despite the rising interest rates and continuing cost of living crisis, there is property optimism across the city and suburbs, when you look at price trends:

Properties in Leeds had an overall average price of £255,391 over the last year.

The majority of sales in Leeds during the last year were semi-detached properties, selling for an average price of £255,232. Terraced properties sold for an average of £187,437, with detached properties fetching £473,768.

Overall, sold prices in Leeds over the last year were 6% up on the previous year and 11% up on the 2020 peak of £229,334.

Figures aren’t yet out for 2023, but 2022 saw a 6% increase.

Those average prices across Leeds are just that too – averages; in our corner of East Leeds, prices are much more affordable.

Properties in Harehills had an overall average price of £141,141 over the last year.

The majority of sales in Harehills during the last year were terraced properties, selling for an average price of £122,351. Semi-detached properties sold for an average of £212,944, with flats fetching £121,992.

Overall, sold prices in Harehills over the last year were 4% down on the previous year and 14% up on the 2020 peak of £123,724.

The data shows a 4% fall in 2022, but at Hogan’s, we’re still seeing strong demand for both rental and sale properties, perhaps because it’s a relatively affordable with easy access to the city centre, by car, bus or walking with Briggate, for example, just two miles away.

Harehills is a sound place to live and invest with a long, sometimes challenging, history, but it is seeing regeneration efforts.

  • In November 2003, Harehills received £100,000 toward regeneration from Yorkshire Forward. Investment has also included a children’s centre which opened in March 2006.
  • Improvements to The Compton Centre community hub and library have been made to include a one-stop centre and job shop for Leeds City Council.
  • In 2014–2015, the Harehills Neighbourhood Improvement Plan was put in place addressing issues of health and wellbeing; unemployment and local economy; crime and anti-social behaviour; the local environment; and community activities to encourage community cohesion.
  • Harehills Lane Shopping was allocated £200,000 of funding under the Town and District Centre scheme. Leeds City Council reported investment in the area in 2021.
