You’re probably aware that there’s a growing international trend for smaller spaces that are energy efficient and ergonomic. Japan pioneered this and other countries quickly followed suit as demand for urban space increased and supply of said land diminished.

The new developments for Leeds South Bank will presumably give a nod to this trend and, if you ever brave IKEA, you’ll see that they stage micro apartments in parts of their huge showrooms.

Is space though at home in Leeds city centre, Harehills, Gipton, Beeston and Seacroft, areas characterised by population density actually needed?

All property locally, whether 2 or 3 bedroomed, is in demand, if priced and presented correctly. People are though prepared to pay a premium in east Leeds for an additional sleeping space. A 3 bedroomed home makes a family relatively futureproof and is a wise longer term investment locally. A three bedroomed home also offers greater flexibility for other uses – such as a home office for the self-employed.
